Know the market before you tour it.

Honest, advisor-level reads on the coastal and desert markets I work in: including the privacy, carrying-cost and liquidity realities most listing pages leave out.

Contemporary Manhattan Beach strand home with glass railings at golden hour, cyclist on The Strand and the Pacific beyond
Los Angeles

Manhattan Beach

Manhattan Beach is the most concentrated pocket of coastal wealth in the South Bay: walkable, family-first, and close enough to LAX and SoFi Stadium to make a demanding travel schedule workable. It is the default landing spot for clients who want the beach without the exposure of Malibu.

Los Angeles

Malibu

Malibu is the trophy line of the Los Angeles coast: 21 miles of oceanfront where the address itself is the asset. It rewards buyers who want separation from the city and are clear-eyed about the carrying costs that come with it.

Hermosa Beach walk street lined with beach cottages and modern homes, bougainvillea and a cruiser bike, ocean at the end of the lane
Los Angeles

Hermosa Beach

Hermosa is Manhattan Beach's younger, louder neighbor: same sand, tighter grid, meaningfully lower entry point. For a first coastal purchase it is often the smarter dollar.

Gated Brentwood estate with limestone facade, gravel motor court and mature sycamore and olive trees
Los Angeles

The Westside

The Westside is where proximity matters most: studios, agencies, medical, and training all sit inside a short radius. It is the practical choice for clients whose week is built around being in the room.

Palm Springs

Palm Springs is the rare market that is genuinely enjoyable to own and genuinely productive on paper. Two hours from Los Angeles, architecturally distinct, and driven by a seasonal demand curve you can underwrite.

Modern West Hollywood residence at dusk with warm interior lighting, mature olive trees and a low stucco privacy wall
Los Angeles

West Hollywood

West Hollywood is the most walkable pocket of high-value Los Angeles: 1.9 square miles with the Design District on one side, the Strip on the other, and a housing stock that runs from 1920s Spanish bungalows to full-service towers. It suits clients who want to live in the city rather than above it.

Cantilevered glass and steel Hollywood Hills home at golden hour above the Los Angeles basin
Los Angeles

Hollywood Hills

The Hollywood Hills sell a view and a distance from the street at the same time. Done well, that is the best privacy per dollar in central Los Angeles. Done badly, it is a hard driveway, a soft resale and an insurance problem.

Indian Wells

Indian Wells is the quiet end of the valley: gated, club-oriented, and built for people who want the desert without the foot traffic. It is where I place clients who value discretion over scene.
