La Quinta

La Quinta sits at the foot of the Santa Rosa mountains, and everything about it follows from that: the golf, the gated communities, the cove streets that dead-end into rock. It is the valley's resort end, and it knows it.

The club question

PGA West alone has multiple courses and membership structures, and communities like Tradition, Hideaway and Madison each carry their own initiation costs, dues and rules. Two houses at the same price can cost very differently to own. I lay the full carry out side by side before you fall for a view.

The Cove versus the clubs

The Cove is old La Quinta: non-gated streets against the mountains, near the 1926 resort and Old Town's restaurants. It trades club amenities for character and walkability, and it attracts buyers who want a neighborhood, not a compound.

The financial read

La Quinta is more seasonal than Palm Desert, and short-term rental rules vary sharply by community: some allow it, many clubs restrict or ban it. If income is part of the plan, the address decides what is legal, so we verify before we write.
