Where the value sits
Carbon and Broad Beach carry the premium and the most constrained supply. Point Dume offers acreage, bluff privacy and equestrian lots: often the better structural fit for a client with security staff and a family. Inland canyons buy you land and view at a meaningful discount, with a longer commute.
Risk you have to underwrite
Fire exposure, insurance availability, coastal erosion and Coastal Commission permitting are real line items in Malibu, not footnotes. I model insurance and maintenance into the hold cost before we tour, so the number you approve is the number you live with.
The financial read
Malibu is the least liquid market I work in: the buyer pool is small and deals can take time on both sides. That is fine for a decade-long hold and a poor fit for capital you may need in three years. We size the position accordingly.
