When to buy the second home, and what it costs to hold it
The second home is the purchase people make with their heart and hold with their calculator. The gap between those two organs is where the regret lives.
Seasonality is a real discount
Desert inventory and desert attention move with the calendar. Buyers arrive in January and leave in April. Sellers who are still holding in July are having a different conversation than the one they were having in February. If your timeline is flexible, that flexibility is worth money.
Coastal seasonality is softer but still real. Late fall and the weeks around the holidays reliably produce more motivated conversations than April does.
The carrying cost nobody writes down
Property tax, insurance, HOA, utilities on an empty house, pool and landscape service, pest, and someone to check on it. Add it up honestly and divide by the nights you will actually sleep there. Some clients look at that number and buy anyway, happily. Others discover they wanted a great hotel relationship.
Tax questions worth asking your advisor before you write
Mortgage interest treatment on a second residence, how rental days change the classification of the property, transfer and reassessment consequences under current California rules, and whether the eventual exit is a sale or an exchange. None of these are my lane to advise on, and all of them are cheaper to answer in advance than in April.
