Desert houses fill up. Friends arrive for a long weekend in February and stay through the tournament. A detached casita means you keep your mornings, your calls and your kitchen. That is the real product.

It also changes the shape of the house on resale. Two primary suites and a casita reads as a compound. Four bedrooms in a row reads as a rental.

The land lease question nobody asks first

Parts of Palm Springs sit on leased land. The lease term, the reset schedule and the lender's appetite for it change your financing and your exit. It is not automatically bad. It is automatically something you price.

Carrying the thing eleven months a year

Pool service, landscaping, electricity in August, HOA, insurance. A casita adds to all of it. Run the number as a second home first and only then look at what a season of rental income might offset.

Is a casita the same as an ADU?
Not always. Some casitas are permitted accessory dwelling units with a kitchen, others are detached guest rooms with no cooking facilities. The permit determines what you can legally do with it.
