Palm Springs land lease, explained without the panic

You find the house. Mid century, perfect roofline, mountain right there. Then somebody says the words land lease and the whole conversation changes temperature.

What you are actually buying

On a leased land parcel you own the improvements and you lease the ground beneath them, frequently from the Agua Caliente Band of Cahuilla Indians. The lease has a term, a rent, and a schedule for how that rent adjusts. Those three numbers decide everything.

The house is not worth less because of a ghost. It is worth less, or more, based on remaining term and rent trajectory. A lease with sixty years left behaves very differently from one with twenty two.

The financing reality

Not every lender writes on leased land, and the ones who do usually want the loan term to fit comfortably inside the remaining lease. That narrows your lender list and can change your rate. Find out before you fall in love, not during escrow.

Cash buyers get a real advantage here, which is exactly why some of the best value in the city sits on these parcels.

How I price it

Take the fee simple comp, subtract the capitalized value of the ground rent over the horizon you actually plan to hold, then apply a discount for the smaller buyer pool at resale. If the discount from the fee comp is bigger than that math, the deal is interesting. If it is smaller, walk.

Buy it because the number works, not because the roofline made you emotional. Then let the roofline make you emotional.

Common questions

Is it a bad idea to buy a land lease home in Palm Springs?
No, but it is a math problem rather than a preference. Remaining term, rent escalation and your holding horizon determine whether the discount is real value or a future problem.
Can you get a mortgage on leased land in Palm Springs?
Yes, from a narrower set of lenders, and typically only when the loan term fits inside the remaining lease with room to spare.
What happens when a Palm Springs land lease expires?
Leases are frequently extended or renegotiated, but that is not guaranteed. Underwrite the deal on the term you actually have in writing.
