Palm Springs and the Coachella Valley can serve very different purposes. The right decision starts with being honest about how often you will use the home, what it needs to earn and how you want it to feel when you arrive.

Compare the places before you compare the houses.

Palm Springs

The name everyone knows. Midcentury character, a walkable downtown and the widest range of prices in the valley. Often the right first desert home, and the easiest to rent when you are not using it.

Rancho Mirage

Country clubs, gated streets and long views across the valley floor. Quieter than Palm Springs, and built around golf, pools and indoor-outdoor living. Several of my own desert sales have been here, including Thunderbird Heights and Morningside.

Palm Desert

The practical heart of the valley. El Paseo, hospitals, restaurants and neighborhoods that work year-round, not just in season. A common answer for a full-time move or an easier lock-and-leave.

Indian Wells

Small, private and polished. Two resorts, a tennis garden and some of the most carefully kept homes in the desert. Fewer homes change hands here, but the standard rarely slips.
