Selling a home privately in Los Angeles

Every seller who asks about a quiet sale is really asking two questions at once. Can I avoid the circus, and will I still get the number. Those questions have different answers, and the honest version is worth more than the flattering one.

What private actually means

There is a spectrum. A true pocket listing never touches a portal. A soft launch goes to a curated list of agents with qualified buyers before anything is syndicated. A delayed launch is public from day one but shows only by appointment with signed confidentiality. Most sellers who say off market want the second one and do not know it yet.

Each step down the spectrum trades competition for control. Competition is what creates a top number. Control is what protects a schedule, a family, a contract negotiation or a season. You get to choose, but you do not get both at full strength.

When quiet is the correct answer

A quiet sale makes sense when the house is instantly recognizable, when the timing is tied to something private like a trade, a divorce or a deal that has not been announced, or when the buyer pool is small enough that ten qualified people is the entire market anyway.

It makes less sense on a clean, well priced family home in a deep market. There, exposure is the product. Hiding it costs real money.

How I run one without leaving money behind

I build the marketing package first, exactly as if we were launching wide: film, stills, floor plan, story. Then I distribute by hand to a list I can name. If we get the number in ten days, we close quietly. If we do not, the launch is already built and nothing was wasted.

Confidentiality is enforced with paper, not with goodwill. Showings are logged, names are recorded, and photography by visitors is not a gray area.

Common questions

Do off market sales get lower prices?
Often, yes, unless the property is genuinely rare or the buyer pool is naturally small. Less exposure usually means less competition, so the discount is the price of privacy.
Can my sale stay out of public records?
The transfer itself becomes public. What you can control is the marketing exposure, the ownership entity on title, and how much the listing history reveals afterward.
How long should a private launch run before going public?
Ten to fourteen days is usually enough to test the private list without the property feeling stale when it launches wide.
