Lease first is not a failure of nerve
A one year lease near the facility is almost always the right first move. You learn the commute at the hour you actually drive it, you learn which neighborhoods survive a night game, and you buy with information instead of urgency. Buying inside week one is how people end up with a beautiful house on the wrong side of the 405.
The exception is a multi year contract with a family already committed to a school. Then the search is real and the timeline still needs to be honest.
The commute is the whole map
Distance in this city is measured in minutes, not miles. A facility in El Segundo makes the beach cities and the Westside obvious. Downtown changes the answer entirely. Before we tour anything, we drive the route at your report time and your release time, and the map shrinks by itself.
Financing and privacy while the paperwork is unusual
Guaranteed money, signing bonuses and multi state tax filings do not fit a standard underwriting box. The lender needs to be someone who has closed this before, and that conversation happens before we write, not during escrow.
Privacy planning belongs in the same week. Entity ownership, mail handling, delivery routines and how your address travels through vendor systems are decisions, not accidents.
The exit is part of the entry
Careers move. Buy the house that a normal family also wants, in a location that does not require your job to make sense. That single filter has saved more clients money than any negotiation I have ever run.
